Home insurance in Dubai: your property and belongings
Your apartment, belongings and liability are different things. Start by identifying what you own, what belongs to the landlord and what your own policy needs to cover.

Discuss my housing search ↓Building, contents and liability
Buildings insurance concerns the structure and fixed items defined in the policy; contents cover concerns insured movable belongings. Liability cover may also be included. For example, GIG Gulf presents different plans for tenants, owner-occupiers and landlords. Policies differ: do not assume that the landlord’s insurance protects your personal belongings.
Create a useful inventory
List furniture, equipment, electronics and valuables before requesting a quote. Store photographs and receipts privately. Ask how values must be declared and whether any objects need individual listing. In a furnished home, separate the landlord’s items from your own and retain the agreed inventory and condition report.
Read the limits before comparing prices
Ask the insurer to confirm in writing the terms for water damage, theft, accidental damage, temporary accommodation and extended absences. Check deductibles, sub-limits, exclusions and claim deadlines. The linked Home Comfort wording illustrates one specific policy; it is neither a market comparison nor a recommendation to buy.
When collecting the keys
Photograph the condition of the property, record defects and clarify maintenance responsibilities in the lease. Coordinate the policy start with key handover and the arrival of your belongings. If you dispute a settlement, keep the insurer correspondence and consult Sanadak’s complaint criteria. Direct coverage questions to the professional issuing the policy.
A common question
Does the landlord’s insurance replace my own?
Check its scope. Ask which benefits cover your belongings and liability rather than assuming they are included.
