01

A lifestyle oriented towards the coast

Dubai Islands is first experienced through its relationship with the sea. Dubai Islands Beach offers swimming and seaside walks and is described by Visit Dubai as welcoming dogs. The operating Centara Mirage Beach Resort Dubai illustrates the coastline’s hotel presence with its water attractions. Residential areas are gradually developing around these destinations. A beach day and a future year-round home provide complementary perspectives, assessed at different scales: the building, street and island.

02

Five islands and a development taking shape in stages

Nakheel presents Dubai Islands as five islands off Deira. Its plan includes homes, hotels, parks, shops and leisure around the coast. Announced beach lengths and major amenities describe the wider vision rather than an entirely completed inventory. Some places already operate while others remain in development. To understand a residence, identify its island, surrounding plots and existing access. This gives a practical picture of its current setting and the stages still ahead.

03

School reference points on the mainland

The schools featured in this guide are in mainland Deira districts. The Elite English School, on Al Wuheida Road near Century Mall, follows India’s CBSE curriculum. Queen International School in Hor Al Anz East describes education based on the National Curriculum for England. These addresses provide two distinct educational starting points for families considering Dubai Islands. They are not within the residence or on the islands, so schooling and transport arrangements should be considered together.

Existing access and a new connection under construction

The islands have road access from the mainland. For the metro, Gold Souq is a Green Line reference point on the Deira side, with an onward journey needed to the home. The official release dated 17 May 2026 still describes the direct Dubai Islands–Bur Dubai connection as under construction, including a bridge and planned pedestrian and cycling access. This future connection is distinct from routes usable today. The residence’s exact entrance remains the right starting point for planning journeys.

05

Combine island leisure with Deira shopping

The beach and hotels already provide leisure destinations on the islands. For shopping, Waterfront Market in Deira is a mainland reference point, bringing together fresh produce, fish, fruit and vegetables, a hypermarket and restaurants. Daily life can therefore span coastline and city. Shops announced within new developments will add to this as they open. On a visit, also locate regular essentials such as a pharmacy, groceries and school routes from the specific address.

06

From coastal apartments to villa communities

Nakheel’s official developments include Bay Grove Residences, Bay Villas and Rixos Hotel & Residences. They illustrate different forms of housing, from apartments to villas and residences associated with a hotel brand. Their inclusion in this guide does not confirm available units. For your shortlist with Dimitri, begin with your overall budget and intended use: a main home, second home or another plan. Then consider layout, orientation, actual position relative to the beach, and the spaces and services included in the residence.
